In most cases, a property will have a single Title Register. However, some properties are registered under multiple titles. For example, a garage, parking space, or outbuilding may be held under a separate title. If all parts of the property are being sold, you should obtain all relevant Title Registers.
For leasehold properties, you may see several leasehold title options. Unfortunately, it is not always possible to determine which title is required, as this depends on how the records are indexed by HM Land Registry.
From our experience, the leasehold title displayed at the top of the search results is usually the most recent and is often the correct title to obtain. However, it remains your responsibility to ensure that the correct title(s) have been selected for the transaction.
