A pending application means that HM Land Registry is currently processing a change relating to the property. This could include a transfer of ownership, a new mortgage, the removal or addition of a charge, or another update to the register.
When a title has a pending application, you may receive the following error when attempting to obtain the Title Register:
"Could not retrieve your Title Register data: The title number provided has application(s) pending against it and back-dated office copies were not requested. Please make a new request for back dated office copies or a new request when the application is complete."
If you receive this message, you have the following options:
- Obtain alternative proof of ownershipÂ
- Contact HM Land Registry to request back-dated official copies, where appropriate.
- Wait for the pending application to be completed before requesting the updated Title Register.
If you choose to wait, the timescale is dependent on HM Land Registry's processing times. You will need to check back periodically until the application has been completed and the updated Title Register becomes available.
