My vendor client is using personal representative

If you are instructed by someone who is the personal representative of the vendor, they are your client and therefore a risk assessment and customer due diligence (CDD) is required.

The person they represent will be the beneficial owner of the property therefore you must also risk assess and complete CDD on them.

It is best practice to obtain something in writing from the beneficial owner to confirm the appointment of the person representative.
