However, you can still use in-platform verification to carry out AML checks where required. We recommend this approach because the Risk Assessment questions are designed for property sales and purchases rather than lettings. Likewise, the wording used throughout the client onboarding journey is tailored to sales transactions.
Landlords
If you need to AML check a Landlord, we recommend the following process:
- Create a transaction using the rental property's address.
- Add the landlord as though they were the vendor.
- Enter the landlord's correspondence address as their current residential address (where they are registered for electoral roll purposes).
- Complete the Risk Assessment.
- We recommend using Route A and ordering a Full Electronic Confirmation.
- Upload any additional documentation requested to complete the due diligence.
Using this approach allows the Title Register to confirm the landlord's ownership of the rental property, while the electronic residential checks verify the landlord against their current residential address.
Tenants
If you need to AML check a Tenant, we recommend the following process:
- Create a transaction using the rental property's address.
- Add the tenant as though they were the buyer.
- Enter the tenant's correspondence address as their current residential address (where they are registered for electoral roll purposes).
- Complete the Risk Assessment.
- We recommend using Route A and ordering a Full Electronic Confirmation.
- Upload any additional documentation requested to complete the due diligence.
If you have already created the transaction and verified the landlord, you can simply add the tenant as a new client to the existing transaction instead of creating a new one.
