Can I verify a potential Tenant of a property?
Yes you can.
However it is recommended that you onboard them "in platform" as opposed to sending them a digital onboarding invite.
This means that you will complete the risk assessment yourself and then choose a route based on their risk level to complete the required due diligence.
The reason we suggest this method is that the risk assessment questions are aimed for property sales / purchases, and not lettings.
If you are going to onboard a tenant, onboard them as if they are the Buyer and use the rental property address to create the transaction. Then add the tenant's correspondence address as where they live / are registered for electoral role purposes.
This will ensure that the residential checks will place them living at their current address and that you have created a transaction for the rental property address ready for you to verify the landlord (if required).
Alternatively you can add them as a new client to the existing transaction if you have already verified the landlord on the system.
We would recommend using Route A and order a Full Electronic Confirmation and then add any documentation requested to complete the due diligence.
However, you can send a Biometric Online ID Verification if you wish.
